Contrary to common belief, you do not have to be delinquent to qualify for a short sale or loan modification.  We have successfully helped many people who were still current on their mortgage, although some lenders will not work with you without proof of a hardship.  Many lenders will also require that you exhaust all other options (ie. loan modification, forbearance, etc.) as a prerequisite for a short sale package.
